i've had a few people ask about my recent absence from the boards, and i thought i'd explain in one thread instead of a few of the same pm's. i recently aquired a general contractors license, and as a lot of people here know i just started building new homes for sale. thats where i've been, figuring out that i don't know as much as i thought i did. ;)anyway, the first one is almost complete, and i thought i'd share a pic now that its almost finished.

not all that spectacular, but i think its a good start in the industry and i'm kinda giddy about seeing it at this stage. now someone needs to pony up some $$$ and take it off my hands. :)

i started the second one today in a different neighborhood, and i'll post a pic or two in a couple months when the exterior on this new project is finished.

Nice. Looking to possibly retire in the Charlotte/Monroe area...due to family there. Might have to look you up and see if you can throw something together on Lake Norman for me.

How much of that 174,000 will you see and how much of that is profit?

Well as the guy who has talked to you about this for the better part of a year now... let me first congratulate you. I know how hard you have worked to make this all come to fruition... from the contractor's exam... to the banks... to the building of the house itself. You have put in a tremendous amount of effort to get yourself and your life to this point.

As gay as it might be perceived, i'm really proud of you brother. I know there were many moments where it was not only not easy, but it was difficult. Your character and your drive got you here, and they're exactly what will ensure your continued success.

Can't wait to have you build taz and i a house one day. :up:

$174,000 for a BRAND NEW house? :shock:

That would go for about 350,000-450,000 in our area. That's one reason Maryland sucks. The property value is sky-high.

Well, it's not a reason that Maryland itself sucks (if it really sucked, people wouldn't pay so much to live here). More that it sucks to try and live here if, say, you want a decent house for less than a fortune.

You want to talk about sky high...

This house in my neiborhood is 4 bedrooms, one story, no pool, and sold for a little over 1 MILLION BUCKS! And I'm not in Beverly Hills, just your plain old joe typical neighborhood.

If the rates keep going up, a brand new 174,000 dollar house sound pretty good!

And great job on the house HailSkins, looks cozy.

Nice work HS. Having built many houses with Habitat, (I know enough to be dangerous) I can appreciate the difficulties involved with just coordinating everthing that has to get done. Looks like you are on your way. :up:

Not too familiar with North Carolina, however, my family has talked seriously about moving to Wilmington. This will probably happen next year.

I hate the fact that I am so tied into this area. I just bought a 2-level, 2-bedroom, piggyback townhouse (around 1,200 sf) in Germantown, MD about 6 months ago for $201,000. I've actually thought about moving to NC, but I couldn't stand being around all those Panthers fans :D
