the market as a whole sucks right now. this is a lot less risky than some of the things i'm seeing. this guys is most likely to walk away with a big grin on his face. but, on some new construction, builders are buying the rates down for customers, paying utility bills for a year, and even paying mortgage payments for 6 months. heck, a volume builder, with not such a great reputation for quality, here in G-vegas, is offering free gas for a year with the purchase of a new home....... great. good for them. the customer's front doors scrub the jambs when they close, the floors squeak and the windows leak, but they got free gas.
another builder is giving away free 42" HDTVs. again the customers tile grout is cracking, the counter tops are warped, and the shower door leaks, but hey, they can watch TV.
nothing but smoke and mirrors if you ask me. i refuse to give anything away. i do quality work, and stand behind it. and i'll be damned if i'm gonna give it away, OR pay for lame decoys. it is what it is. i built seven houses last year, and probably 15 since i started in 2004, and have yet to have a single major call back. the rest of the construction industry could do the same, if they would just do thier damn job, instead of trying to get around doing it. my customers are happy and i would gladly give a new client my customers contact info so they can see for themselves. you get what you pay for. but that doesn't matter to most. the only thing that matters is 'what's my mortgage payment gonna be?'
this realtor really has the cards stacked in his favor, though. i doubt the customers will ever see a penny of that refund. but this crap isn't helping the market in the long run. it just makes people expect more for less, and with the cost of building, living, gas and everything else on the rise, its a pretty stupid move, imo.
like i said earlier, the market IS DOWN. it will go back up. you have to ride out the storm. that is the only way things are going to get better. i'll go flip burgers at mickey d's before i give my product away.
